The short version. Property Atlas gives you a preliminary read on what a NSW property might support. It is a screening tool, not advice, and not a decision. It does not know everything about your land, and nothing it says means a council or certifier will approve anything. Before you spend money, have it checked properly.
What Atlas is
Property Atlas is provided by Green Design Sydney Pty Ltd (ABN 77 629 935 146) as a free preliminary screening tool for land in New South Wales. It reads published government mapping, applies general rules about how planning controls usually work, and presents options with an indication of how confident it is in each.
What Atlas is not
It is not planning, legal, financial, engineering or valuation advice. It is not a section 10.7 planning certificate. It is not a development application, a determination, or any indication of how one would be decided. It is not a statement that a use is permissible — permissibility is decided by the land use table of the applicable environmental planning instrument, read for your specific lot. And it is not a guarantee of approval. Nobody can give you one of those.
What it cannot see
Atlas does not read your certificate of title, easements, covenants or rights of way; your section 10.7 certificate; any consent already granted over the land; any work built without approval; the condition, classification or code compliance of any building on the site; or anything discovered only by survey, geotechnical investigation or physical inspection. Any of these can change the answer completely.
Accuracy, currency and confidence
Government mapping is amended, and an amendment may have commenced since a layer was last published. Atlas shows the currency date of what it read so you can judge that for yourself. Address matching can resolve to a street rather than an individual lot, and planning controls change at property boundaries — where that happens Atlas says so. The tool is in active development and its recommendations are being calibrated against professional outcomes. Treat every output as a starting point for a conversation, not a conclusion.
Your responsibility before acting
Do not buy, sell, lease, commit funds, sign a contract, lodge an application or instruct a consultant on the strength of an Atlas result alone. Confirm the controls against a current section 10.7 planning certificate and the instrument itself, and obtain advice from a qualified professional for your specific property and circumstances.
Liability
To the extent permitted by law, Green Design Sydney Pty Ltd accepts no liability for any loss or damage arising from reliance on Property Atlas or anything it produces. Nothing in these terms excludes, restricts or modifies any guarantee, right or remedy you have under the Australian Consumer Law that cannot lawfully be excluded.
Acceptable use
Use Atlas for genuine property enquiries. Do not scrape it, automate bulk queries against it, resell its output as your own product, or use it to give advice to others as though it were a professional assessment. The tool, its interface, its rules and its underlying data compilation remain the property of Green Design Sydney Pty Ltd. Government spatial data remains subject to the licence terms of its publisher.
